Property prices vary widely throughout the empire, but there are few bargains. Most land is valued for what it is worth. If land is cheap, it is because it is not productive or transportation costs are too high or because of the danger posed by the proximity of enemies of some sort. If it is expensive, it is because the land is highly productive or occupies a highly desirable location. Property prices are expressed in terms of "years purchase". This is simply an expression of how many years it would take to pay off the purchase price from the income produced. For instance, if the current going rate for land was 10 years purchase, a vinyard that produces 300gp worth of wine in a year would be worth 3000gp. The going rate tends to be constant across the board, so you will not find vinyards going for 10 years purchase while an urban villa goes for 5 years purchase. This rate fluctuates with the interest rate. As interest goes down, property values go up and vice versa. As with most purchases, these rates are negotiable to some degree. Because of the nature of property prices it is impossible to give hard numbers. Rather, this page will list a range of expected prices for various sorts of property. Individual property prices can be figured from there. These prices assume that the enterprise in question is already an established concern. Other property can be purchased and, if suitable, converted to a different use but appropriate startup costs and income delays will apply. These prices also do not take into account other modifications the owner may make to the propery, such as using magic to aid the production process. For urban properties with no listed income, the value of the property divided by the current going rate for property is a good indicator for the income of a property. I would prefer that Building costs be calculated based on the building system presented in "A Magical Medieval Society". In the case of multiple functions (such as an insula with a bathhouse and rental property), figure the value of each section seperately before figuring income if you want to know what the value of each enterprise is. Unusual rural enterprises will probably require extra research. In the case that "A Magical Medieval Society" is not available, talk to me. Use of the Stronghold Builder's Guidebook is also possible. In any case, building prices can vary widely based on size, use, location, construction and other factors. The prices included below are very rough guidelines. The current going rate for property in the Tarantine Empire is 10 years purchase.
Note that these prices are very rough estimates. Size, building materials, location, height and other factors will have a big effect on the actual value of a building. Expect not to get much for the lowest price.
The traditional Tarantine farm grows a variety of crops. It will typically have extensive fields of grain along with a small orachard, some olive trees, some vines and some pastureland. The goal is for the farm to produce enough of everything to be self sufficient while still having enough surplus of something to serve as a cash crop. This is not to say that there are no commercial ventures. Indeed, many nobles own rural properties dedicated to producing one crop for profit.
